- Transfer Disclosure Statement (TDS)
Seller must complete the form.
- Natural Hazard Disclosure Statement (NHD)
Six areas of concern (fire, flood, fault zone, etc.).
- Guide to Earthquake Safety Booklet
Must be delivered to buyer.
- Lead-Based Paint Pamphlet and Form
For buildings built before 1978.
- Material Facts Form
Seller and agent to disclose anything that affects the value or desirability.
- Smoke Detector Statement of Compliance
Must be in working order.
- Water Heater Bracing Statement of Compliance
Must be braced and strapped properly.
- FIRPTA (Federal and State)
To declare whether seller is a U.S. citizen.
- Mello-Roos and 1915 Bond Act Assessments
Disclosure of special taxes or assessments.
